We’ve been working hard on exciting new project, and we’re so happy to share the news with you! Terra Verde has been chosen to renovate the masonry and landscape at the Lanphear Livery (also known as the Holdredge House) in Westerly.
This historic building is located in the Watch Hill Commercial Waterfront zoning district on a 1.7 acre lot currently used for off-street seasonal parking. The project is mixed-use commercial and residential, and includes the restoration and rehabilitation of the ground floor for three retail units, as well as a central atrium. The parking lot and building will become separate condominium units.
Renovation is already underway, and we have partnered with Pariseault Builders for the installation of stone walls, granite curbing, cobble paving, exposed aggregate paving, permeable unit pavers, granite stairs, bronze railings, drainage, plantings and irrigation.
Unique Historical Details
The Lanphear Livery/Holdredge House is listed in the National Register of Historic Places as a contributing element of the Watch Hill Historic District.
The building was constructed in several stages in the late 19th century to be used as a livery stable and staff housing for the Watch Hill summer hotel and cottage resort. In the early 20th century, the building was converted from horse and carriage storage to automobile repair and storage.
The building still houses the large open gear-and-crank-driven freight elevator that was used to lift carriages and automobiles to the second floor. In the central and north sections of the building, the floors are hung by steel rods that hang from the large wooden trusses that offer framing support. This arrangement provides large open areas of floor space uninterrupted by supporting columns.
An Asset to the Community
The Lanphear project is funded with grants, private donations, and a Hurricane Sandy historic building repair grant from the R.I. Historical Perseveration and Heritage Commission.
This important renovation project has three primary objectives:
1) To restore a historically significant and rare 19th century service building; a key gateway structure to commercial Bay Street from the north
2) To return viable, accessible, ground level retail space to the commercial district of Watch Hill
3) To provide staff housing for Watch Hill resort employees (both seasonal and year-round) who otherwise have no affordable housing in the vicinity
